An application may be denied for:

• A FICO score below 600, where credit-based screening is permitted and applicable.

• Combined gross monthly household income below twice the monthly rent, subject to applicable subsidy rules and legally required accommodations.

We consider all lawful, verifiable sources of income. For applicants using a government rental subsidy, any income requirement applies only to the portion of rent the household is responsible for paying. Subsidized applicants are offered the opportunity and reasonable time to provide lawful, verifiable alternative evidence of their ability to pay instead of credit history.

Rental-history concerns are reviewed using verified, relevant information and legally available records, with applicable protections considered.

Property-specific pet policies appear in each listing. Assistance animals are considered through the reasonable accommodation process and are not treated as pets.
