What is our Tenant Guarantee? Our Qualified Tenant Guarantee is a guarantee that your tenant will perform according to the lease. A tenant who does not perform according to the lease will trigger the Qualified Tenant Guarantee. It’s important to understand what kind of situations the management contract considers to be “triggers” of the guarantee.
How Does it Work? Our Qualified Tenant Guarantee is valid for the first 6 months of your tenants lease agreement.If your tenant moves out without good cause, owner approval, breaks the lease or gets evicted from your property while the Qualified Tenant Guarantee is in effect, the guarantee is triggered.
What does the Qualified Tenant Guarantee Cover? Our Qualified Tenant Guarantee covers the cost related to finding and placing a newly screened and qualified tenant into your rental property – commonly known as a “Leasing Fee” or “Tenant Placement Fee”. The new tenant will be found without you having to pay a second Leasing Fee.
What is NOT covered by the Tenant Guarantee? Our Qualified Tenant Guarantee does not cover the costs of turnover or repairs, unpaid rent or attorney fees. A Tenant Guarantee is not a refund of the original fee paid.
